Starting at just over 6 percent in 1985, the year-over-year change in per capita income dropped to about 2 percent in 1991. It then accelerated gradually, but with some volatility to just under 6 percent in 2000 and 2001. The year-over-year change in the home price index was at 6 percent in 1985 and decelerated to a low close to 1 percent in 1991. It has since risen steadily, reaching an estimated 9 percent during 2001.
